The developer's newest offering is the 64-home Edgebrook Glen, a development of luxury single-family homes planned at 5200 W. Armstrong Avenue on a secluded 11-acre site adjoining Indian Woods Forest Preserve in the Edgebrook / Forest Glen neighborhood on the Far Northwest Side.
We specialize in creating quiet enclaves in the city, said developer Paul Bertsche of C.A.Development. "Being a father of young children myself, I wanted to create single-family homes in Chicago where young families can raise their kids and take advantage of all the city has to offer."
While 'affordable' is definitely a relative term, the size and finishes of the residences in Edgebrook Glen would easily command twice the price in neighborhoods such as Lincoln Park and Lakeview, Bertsche said.

"Visitable homes" - designed for easy access by the elderly and disabled - are featured at all three Northwest Side single-family home sites by C.A. Development.
The city requires 20 percent of new residences built in a planned unit development to be offered as Visitable homes.
"With our 'visitable homes,' we took a City of Chicago building requirement and embraced it to make better home design that benefit elderly and disabled people who want easy access to a new home," said Paul Bertsche of C.A. Development.

"I don’t want it to look like it was just stuck in there," he said. "I want it to look like it's a part of the neighborhood."
That philosophy extends to the architecture of the homes, Bertsche said. The houses at Mayfair Crossing are inspired by Victorian, Craftsman and other architectural traditions, and include porches, turrets and fish-scale shingles, he said.
"We avoid like the plague anything that would be a suburban look; Chicago is a great architectural town," Bertsche said.

Floor Plan Draws Young Family
Laura Grady and her husband, Brian, are neither old nor disabled, but they decided the visitable features suited their lifestyle. They purchased a home at The Village Residences of Old Irving Park on the Northwest side and moved in in February 2007. The large home has 5 bedrooms and 3.5 baths.
“We basically bought a visitable home simply because we liked the floor plan,” said Grady, a 31 year old stay-at-home mom. “I have two children and I like the fact that I don’t have to carry them up and down the stairs every time we come and go.”
“One of the things we like about the home is the high ceilings. We also like the fact that we have a big patio in back and because the first floor is at ground level. The kids can walk right out to the patio and I don’t have to worry…”

Developer Paul Bertsche said “With our visitable homes we took a City of Chicago building requirement and embraced it to make better home designs,” Bertsche said. “What we’re trying to do is say, let’s make these visitable homes attractive….”
C.A. Development’s standard home plans typically have a raised deck adjoining the great room and kitchen. However, when building the visitable homes, Bertsche excavates the basement about four feet deeper on about one-third of the house, to provide accessibility at grade level. The living room and formal dining room and front foyer entry typically are about five steps above the accessible great room, kitchen and powder room.
Bertsche also noted that the finished lower level in most of the homes is planned with privacy in mind for a possible future in-law suite. “Most floor plans have a guest bedroom and full bath nearby, and there’s always a private rear exit,” he said.

Most development in Irving Park is small infill projects, though builder Paul Bertsche, of CA Development, was an early neighborhood booster building on formerly industrial sites with projects like Old Irving Pointe and The Residences of Old Irving Park.
